The buying process

From the first call to the keys, in English, whether you’re here or still abroad.

Find your dream home

  1. A first conversation

Budget, towns, timing, family and how you’ll finance the purchase. Online, by WhatsApp, or on a short call.

  2. A shortlist with honest notes

Homes and new projects that fit, each with our take: why it stands out, who it suits, and what to check.

  3. A written brokerage order

Before we arrange viewings, we ask you to sign a short written brokerage order (הזמנה בכתב). Israeli law requires one, and it puts our fee and the properties we’re showing you in writing, so there are no surprises later.

  4. Viewings, in person or by video

We plan the route, arrange the viewings and come with you. If you’re abroad, we walk you through by live video first.

  5. Your lawyer checks everything

An English-speaking lawyer checks the land registry extract (נסח טאבו), permits and the contract. For new projects, they also check the Sale Law bank guarantee (ערבות חוק מכר).

  6. Mortgage, if you need one

We introduce you to an English-speaking mortgage broker who works with buyers from abroad.

  7. Signing and keys

We stay with you through signing, payments and handover.

Costs to expect

  • Purchase tax (מס רכישה). It depends on whether this is your only home in Israel and on your residency status. Your lawyer calculates it for your case.
  • Lawyer’s fee. Agreed with your lawyer in advance.
  • Brokerage fee. Set out in your written brokerage order, plus VAT at 18%.
  • Mortgage costs, if you take one: bank fees and the broker’s fee.
  • For new projects: payments are usually linked to the construction input index, so the final price can rise during building. See the off-plan checklist.
