The Kinneret (Sea of Galilee) is about 21 km long and 13 km wide. Tiberias, a 2,000-year-old city and one of Judaism’s four holy cities, runs along its western shore, with a promenade, hot springs and the region’s shops and services.

Above the city, new neighborhoods such as HaMoshava on the Poriya ridge and Mul Arbel are adding thousands of homes. Nearby, the historic villages of Migdal, with its own beaches, and Yavniel, founded in 1901, offer a quieter pace.

Why people choose Tiberias and the Kinneret

Quality of life

The lake, beaches and walking trails close by, with a city’s hospital (Poriya), shops and services. Summers at lake level are hot; the hillside neighborhoods are cooler and have the views.

Community

Tiberias is a traditional city with a large Mizrahi and Sephardi population. The new HaMoshava neighborhood is aimed at young families, including hospital staff. Yavniel has a large Breslov community alongside its farming families.

Value for money

Tiberias has one of the lowest average recorded sale prices of our towns, around ₪1.31M. Residents get a 12% locality income-tax credit in Tiberias and 10% in Migdal (2026).

Good to know

  • Old Tiberias and the new hill neighborhoods are very different places; choose the neighborhood first.
  • In Migdal and Yavniel few homes come up for sale.
